So I figured I would kickoff my first thread on Pigg with a property in my neighborhood.

This one is staring down a 100k drop in 6 months. This community isnt officially part of 4s. All of these are listed as condos bc of the communal driveways. Mello roos run 267 a month. I told my wife I would only buy two homes in this development, the ones furthest from the apartment complex next door. I also said they would need to drop to about 400K before they were a good buy (about 200 a sq ft at that price point).

This one sits at the intersection of the two roads in the community. The house has cheap materials and small backyard. The guy that owned the place had so much crap in his garage that he had always used the guests spots as his own parking spots to park his massive lifted f150. He also made a ton of noise and yelled at little kids. I guess this is Karma for abusing the community. They up and left kind of out of nowhere. There has been traffic but i think once people saw the inside it didnt justify the price.

There was an NOD filed on this property on Sep. 24, 2007.
There was a trustee sale on this property on Jan. 14, 2008.

So, why is it listed as short sale ? Can anyone shed some light onto this ?

Is it because:

– Someone bought this house at the county court auction on Jan. 14, 2008 & then realized that it’s a big mistake trying to flip in this market. So now, he’s trying to “get out” using a short sale ?

This place SUCKS and a lot money need to be invested to clean up the crap there. Also this location is not in 4S ranch and having a very small roads (unable to pass one vehivle if any big vehicle in to these roads). Not a good parking drives.. could be those are all shared ones. Yes it is not worth of the price for this place.
