It’s a less desirable part of PQ for some reason, and houses in that area have been selling for less. With comps like 15175 Segovia (1760 sf, 380k), 15135 Calle Juanito (1661 sf, 392k), and 15355 Andorra (1603 sf, 395k), it simply won’t appraise for 460k nowadays.

June 3, 2009 at 9:47 PM #410616PadreBrianParticipantIt’s all about the freeway noise in that area. Add to the fact it’s almost a 40 year old tiny house, and you are looking at the low 4’s before it will sell.
There’s a few good things working for it. Great freeway access, great schools, and no Mela Roos.
