ExSD it is an interesting case. True that the last recorded sale was in 1993 for 195k. I noted that there were a couple title transfers back in 2007 to and from a trust to an individual and back again. There was a 175k loan from World Savings in 03 and another loan of 185k from a private party lender in May of 07. Then the trustee sale in on 3/08 for only 210k. To me it seems that perhaps the private party who lent the money in 07 foreclosed and sold it at auction in the spring for 210k? Not sure… So technically it was purchased out of foreclosure in the Spring of 08 for 210k. However this could be a case of a junior lien foreclosing so the new owner bought it at auction and is not having to pay the senior liens if there are any which I assume to be so… just guessing.

June 20, 2008 at 1:14 PM #225898CricketOnTheHearthParticipantThe first thing I noticed after doing a Mapquest was that this house was right on the edge of the Cedar fire of 2003 where it scraped Poway. A number of houses in this very neighborhood were burned down; I don’t know if this one was.
