How much do you think this place will sell for? My gut feeling is that $599k is a bit high still, though it’s hard to find market comps because there aren’t very many newish houses in the area around the same size.

That was my response exactly. $361/sf seems pretty high for Poway.

Not disagreeing with you guys, but just adding that perhaps the seller thinks it’s justified because of the relatively new-ness of the house. The floor plan is good (more modern and space is well allocated). How much premium does a relatively new house usually fetch? 10% more than comparable “older” house?
