Just because it’s in PUSD doesn’t mean all the school in PUSD are great, especially in this poorer part of Poway. http://schoolperformancemaps.com/ca/#32.957185%2C-117.039156%2C14%2C1%2C2, look for yourself. The elementary school and middle school kids from this area would probably go to is Pomerado Elementary and Meadowbrook Middle. Both are ranked 9, so they’re good, but not great. The scores is only great when you get to the HS level. But that’s probably an effect of combining kids from these rank 9 schools with kids from the rank 10 schools. It gets even worse if you live in an area that feeds into Valley Elementary instead. It’s a rank 7 school, so it’s even worse than any school in Mira Mesa.

500k for a 1500 sf 40-year-old house on a 7000 sf lot is nuts. The only thing that can possibly justify that price is PUSD. And I’m not certain about that, either. I’ve been driving past a rank 7 high school on my way to & from work for the last six months and it looks like a perfectly civil place to me. (I might get a better idea when my kids are old enough for high school, which will be roughly 10 years from now – assuming that I’m still in San Diego at that time. My fall-back plan is to rent a granny flat in PUSD for $600/month and to use it to send kids to Rancho Bernardo High.)
