ParticipantI took a client over to this home a few weeks ago. It has been relisted at a lower price. I am not so sure it will go fast at 510k. The inside is… well it is okay… but not great. It may indeed go lower then 500k, we will see…

The reason that I think this house will be sold at $510K is because the one on 10556 Dabney Dr was sold for $510K. The Dabney house is 1598 sq ft. and the Penara house is 1726 sq ft. The good thing about the Dabney house is that it is single story. However, IMO, the Penara house is in a more desirable location.
We checked out the Dabney house when it was listed at $499K-$515K. We asked if we can offer a price that is lower than the range. They said no. I can’t believe that some body paid $510K for it.

ParticipantI wouldn’t automatically assume that since the 10556 Dabney Dr. sold for $510k, this home will as well. The sale was recorded on 6/1/07 according to Zillow, which means the offer was made and it likely went into escrow in April-ish.
With the rate things are moving (or not moving) in the SD housing market, 4 months is an eternity.

Only if the buyers come up with $100K. Remember the new magic number – $417K. That is going to influence the pricing a lot. My guess is the sellers will jump with joy on an offer better than $440K; (i.e. if they have any sense and are reading the news)
