You should have no problem getting a 1 year home warranty. It is very standard and actually a bit surprising that it wasnt part of the original offer your agent wrote.
Good advice from SD R also. SDGE will come out for free and check out the unit but sometimes it takes a little time to get them out so call 1st thing tomorrow morning.
