Yes they will only entertain cash offers. No this is not standard for REOs but I have seen it in a few instances. The trust deed has not been recorded so we do not know the deadline for removing the tenants but yes they do have the 90 days per the earlier post in the thread. The new owners may have offered them cash for keys though so it is hard to say.
