Using that inflation

Using that inflation calculator and the criteria of 1997 to 2007 and 170k price…it would be $227,617. Which is roughly a 3% increase per year.

Is the CPI calculator a good choice for this though? I believe that inflation has grown at a much faster clip than 3% annually.

I think using 6% (304,444) is more realistic.
