There is one nice tract off Manchester called Siena Canyon which is very nice built about 15 to 20 years (probably not new enough for her). I beleive Davidson built it and then there are all the custom homes along that road. The challenge there is that the kids go to Parkdale Lane Elementary which is very average for the district and quite a haul. It is also very isolated from the rest of Encinitas in the area SD R described and you might not feel as connected to the community as you would like.
I’d look into Olivenhain in that range and get OPE/Diegueno. You can do it now for what they are looking for near the top of their range and who knows what after a bit longer.
