The Volclay home does have something going on because the agent mentions a 203 loan for it. He is also a mortgage broker. A market time of 164 days speaks volumes. As Russ said lob a 350k offer and be prepared to put cash into the home assuming you can get it financed.
Also the problem commute wise about the Volclay home is you either have to backtrack up Mission Gorge then back to 125 to 53 west or you go down Mission Gorge to Friars to I15. So I am not sure about the statement about San Carlos being the same distance to La Jolla as PQ or Scripps. That said the TIME from Scripps or PQ to La Jolla may not appreciably differ because those commutes suck as well. I am very familar with them.
