Thats an astute observation and a very good point. New homebuyers do tend shop in wider areas while resale homebuyers tend to be far more focused.
I have a client right now that is looking for a specific type of mid-century modern architecture in a price range that can only be found in a small handful of areas. He is not only geographically very focused, he wont even look at a house that does not have the specific design he wants.
