I think the 120 days is fair. It just catches me a little by surprise because I haven’t seen it applied before.
When I list a house where I know the tenant or owner needs more sensitivity shown , I don’t put a sign in the yard. I post 8×11 print outs on the doors or windows where people access the property. They say “property to be shown by appointment only no trespassing”. In one case I went by the property and some knuckleheads had parked in the driveway and were climbing all over the place trying to look in windows and over the fence. Of course that would not surprise you :).
