Read the thread from the beginning. The short sale count was never intended to be the number of short sales but rather the number of times the phrase “short sale” appears in the MLS. I dont know how Dr HB gets his numbers but it is just about impossible to calculate a real %age. The sole purpose of this thread was to track the growth of distress in the market placed based upon the assumption that in most cases the incidence of the words “short sale” in a lsiting indicates some level of distress.
