I dont understand anything you just wrote. I gave you hard data showing a slow decline and an orderly descent in my submarket which i hypothesized on and you gave me subterfuge.
Inventory is half what it was last year, pre-foreclosure/foreclosure activity is almost non-existent and sales are happening as long as the seller will look at a fair market price within range of recent Fall comps. In many cases I see selling prices above Fall sales. Additionally, I am only starting to get calls from agents saying my Relo buyers are coming to town, is your listing still available and do you think we could get this closed in the next 3 months.
Not that it isn’t or wont come but I dont see what you see right now. We live in and work in very different worlds.
My two posts, before the spinning bull one, were from 2007. They were the ones that inspired you to start this thread. Think about it and you will see why I am not going to entertain the idea that your cherry picked little subsets prove that you were anywhere near correct in all of this. Maybe in your mind you are …but that is always true.
You spun that it couldn’t happen “administratively”.You didn’t say it could “happen administratively except in some little subsets I can find to try to save my bullish hide”.You started this discussion based on these posts and nothing about them is micro miniature, cherry picked data, that you need a microscope to see.
I am not really in a tremendous amount of disagreement about the future. The big picture is getting less important. Of course it really is important, but I already have it figured out to whatever depth matters. The minutiae no longer matter as much to me. Saving people from financial hare kari mattered. Remember I really sat out the bubble, and your snooping proved it, even when you tried to use what you could find about me and what you don’t know about me to kill me.
Since I am more comfortable being a buyers agent again, focusing on what each one might need is more important than pontificating here. I don’t really care what you think or say about it. Any of it.
We don’t work in an entirely different world. You sell more expensive houses some of the time and probably have a much higher single sale too. I am still a dabbler with more of a small scale investment bent than a selling bent, but I am just as good as an honest dabbler as you are a full time bull xxxxxxx. In some cases and with some people better.
