Nice houses (or even houses with good potential) are hard to find and still just too plain expensive.

Even I have to admit, though, that we are pretty picky. Scaredycat once posted something about the correlation between longer wait times and higher/pickier standards.
We’re definitely not looking for a mansion or anything with a “wow” factor. We just want a nicer lot (10,000-ish sf, maybe less if it’s well situated and all useable), and a single-story house without an HOA or Mello-Roos, and we’d like if it could accomodate a larger family. That is terribly difficult to find in this area, and why we’d prefer to live in Escondido or Vista, if not for the commute (though we still look there, too, in case we find something extraordinary).
[edit] You beat me to it, AN. Yes, we’re picky, but it doesn’t have to be under $700K if it’s **exactly** what we want.
