San Raphael: There were a couple of REO. I believe one 2800sqft went for pretty decent price. One word or caution. San Raphael is a gated community. Translation: HOA fees on a SFH.
Sausalito is next too torrey hills elementary. Not bad and close to the parks. Construction quality is so-so. Some have complained the windows need some work and there has been some issues with wild animal life facing the hills. Still not bad imho. Probably around the low 6ish is doable. 5ish, not so sure.
Actually, I was thinking a decent starter home would be something in Sands, Coves. But prices still have to come down.
