Scarlett – I’m sure you’ve already seen this, but JIC, 13560 Elderberry just got reduced to 519k. It’s just slightly over 1600sf.
It unfortunately does have MR and HOAs, but Seller will pay closing costs or upgrade allowance up to $10,000.
They started out at 559k, in December. You can always just throw a lowball offer on it (under 500k). The worst they can say is no.
Personally, I think it needs to be lower, but at least you’re aware of what’s out there and pricing.
