Scalett, the demographics of how CV is laid out is something you’re going to have to decide in terms of tradeoff imho:
*Townhomes ( and maybe 1 or two types of “starter” homes) are mostly situated more or less together near the CV “places of convenience” (around the community center, library, mail, elementary,middle school) .
*If you go slightly out of the way north, then you get into SFH that are part of older CV which are pretty expensive.
*More “lesser priced homes” in CV is found either along 56 or in Torrey Hills, but you sacrifice the convenience.
As such, you sort of have to figure out which is what you want. If you really want convenience and a bigger home, you’re going to pay for it in the north part of CV.
If you want less price affordability without sacrificing space, you’re looking along 56 and/or in Torrey hills.
If you want more convenience with less price, you’re going to pay for it in sqft and a townhome.
I believe home prices in CV are going to continue to come down (that’s my opinion), but the relationship is probably still going to hold for the three demographics.
CV North is going to be more expensive than 56 bound and Torrey Hills. And the townhome concentration is where it is. (There was a plan by Pardee to build a new attached community near Saratoga/BridgeRidge/Derby Hills in the Carmel Country Highlands, complete with a Trader Joes and strip mall…Don’t know where the plans are, but I would guess it’s on hold)….
If you’re talking about about something in 1700+ sqft range, most likely this would be SFH starter. Even if there are townhome complexes at are 1700sqft, most likely you’re going to have tough time finding another buyer, because usually someone that is looking for that is upgrading from a townhome to a SFH because they have kids or something. Not to mention, you got that nagging 200-300/month HOA payment you normally wouldn’t have if you purchased a 1800sqft-2000sqft home without HOA. At some given price points, it might be a wash. I can’t comment on townhomes beyond 1600sqft in CV. Have never seen them nor actively looked at them… I think there were things off of Quarter Mile Drive, but those seemed to be really expensive for what they offered ($700-800k).. http://www.sdlookup.com/Property_Search-quarter_mile_drive Personally, at that price, I’d prefer to live in a SFH.
