You actually posted the same house twice. I’ve been in it and besides the view being through a large high tension power grid the neighborhoods over there always seemed very sterile and empty to me. I dont know how familiar you are with the area but I live a bit further south in 92009 in the Encinitas/San Dieguito school district which I much prefer for myself and families like yours.
I have been in those neighborhoods many times over the past several years and can never remember seeing a single child playing outside. There is not a sense of community that exists down where I am. I would strongly encourage you to check out my area if living in a neighborhood surrounded by friendly neighbors with elementary school age children is important to you. If you want to stay in that Aviara area there are more family oriented communities that I would look at than the ones you mentioned.
