“Relatively well” is not a code word for “immune” or “avoid”. The pricing in Del Mar and La Jolla is where it is because of their relationship with the rest of the region. If the entire region gets cut with the 50% knife the primo areas will get cut with a smaller knife, but it will still get cut. Their overall price relationship with the region is a lot more likely to compress than expand.
