In regard to shopping, 4S Commons is suppose to be the hub for the entire 92127, including the whole black mountain ranch development. Certainly if the goal is to be as close to shopping as possible, then a development within 4S would be best.
If you and the wife are happy with what Mission Ranch has to offer, sounds like you should just go for it. I agree with you, I think it is about $100k too much. But I think there is enough demand to support the price. After all, CalWest sold quite a number of 3000 sqft tract homes on tiny 6000 sqft lots for $800k.
