FWIW JtR just sold a place in my submarket. I think we would all agree that he does a good job for his clients and hunts out good deals. They paid about 7% below the asking and got it the 1st week or so it was on the market. It sold previously in June 2005 for $930K. It just closed for $745K. Thats 20% off peak. We are still in slow decline around here. I dont see that house going below 650K but what do I know.
