Don’t feel like you owe anyone an answer around here. The decision is yours alone and it appears you are aware of the risks/trade-offs and prepared to deal with them. Encinitas is a wonderful community and one I have enjoyed for many years. It is one of the rare parts of SD County with a real sense of community. Long term this area only will get better. I hope you enjoy it as much as my family and I have. It is truly paradise on earth to me.
