LC Valley is one of the nicest communities on the coast. It is in Encinitas School district for elementary and San Dieguito (same as Carmel Valley) for JR/SR High. Low HOA with great facilities, Low Mello Roos ($800/year), great location and just a really nice place to live. Up to 800K will only get you a max of 2800 sq ft. Between 800 and 900 you can get 3000 to 4000 sq ft.
