I would wait if I were you. In all likelihood the toll bros offerings will demonstrate that serenity is an inferior product. Toll will likely pull buyers away from serenity if they price everything well, or at least within reach of a would be serenity buyer. This may create increased pressure to lower prices on the last few serenity homes. At the same time, keep your eyes open on the resales as well. And throw a couple of hail marys with the short sale offerings. That would be the best strategy at this time.
