Just to clarify an obvious misnomer the VAST majority of homes in Carmel Valley have Mello Roos of $100 or less per month and they do not vary widely. In fact, Mello Roos above $200 while common in the other CV (Chula Vista) are virtually non-existent in Carmel Valley. These MR were used to build Canyon Crest and to improve the Junior High Schools and High Schools in the San Duieguito School District which runs from Carmel Valley to South Carlsbad. Foreclosures are very rare in this entire area and the MR obligations are neither large nor under funded. Most of these CFD’s (actually all to my knowledge but i could be mistaken relate to secondary schools not elementary schools but I could easily be mistaken). As for changing school boundaries, there is not a single school in carmel valley that does not have API scores amongst the highest in the county….not a single one.
The homeowners living in these areas (myself included) view them as a fair investment in our children’s education. Lastly lumping 92127 with 92130 with regards to Mello Roos is as apropos as comparing Mt Helix with Point Loma.
