Just ran a quick check and SV townhomes are already in that range. There was an REO lisitng at 365K which probably went higher but was a good location in that complex.
SH lowest 4BR sale was 535 a few months ago.
FWIW, when we bought our townhome we could have gotten a house in VP but went for the townhouse because we liked the area better.
