It’s all over the board. Two years people were offering over the range. Now it really depends upon what the comps say, how the range was set and how agressive the buyer is. Personally I dont know why anyone would offer over the low end of the range in this market when the seller is effectively saying its OK to offer me the low end. It’s a real mess and minimizes the usefulness of any stats based upon asking prices.
