I would consider looking in the neighborhoods just east of El Camino Real in the Encinitas / LaCosta area. South of LaCosta Blvd., west of Rancho Santa Fe Rd., eest of El Camino Real and north of Encinitas Blvd. No mello roos, great schools etc. EG: Here is an example of what you can get in that very desirable area for 695k:
