I think as the summer wears on they will be forced to lower the price if they do not get into escrow in the next 2 weeks. Yes I do think the home is somewhat overpriced and I would feel better in the low 400k area. Not sure it if will get that low though. It would be interesting to see why it fell out of escrow a few weeks ago. I have worked with the listing agent before on a short sale. He did good to get the short sale done but there were some deliverables from the sellers that he lagged on and we had to pester him but he did get them all taken care of. It seems like the addition was permitted based on the sf in the tax roll but you may wanna check that.
