I offered 12 percent over list price and it was accepted. I know this sounds weird, but I think you have to get out of the frame of mind of responding to list and offer what you truly believe is the right offer. It might be more it might be less than list. I say figure out what its worth to you and offer that, based on whatever criteria u think matter, including but not limited to the comps your gut interest rates your spouse your emotions how nice the place is whether it’s actuallybunique in a good way etc.
