I know the area very well. The most desireable part about the area is the school district. In Escondido the two most desireable school districts which are LR Green and Bernardo.
As far as pricing goes we have seen a nice drop in South Escondido prices and I see no reason at all why that should not continue. The neighborhood behind NCM up on the hill is nice as you mentioned. There are some cool places on the hill looking out at the backside of Bear Valley. Similarly other people like the area on the west side of the 15 as you wind to Lake Hodges. Again, both of these areas should have continued depreciation.
