I don’t think they typically agree to seller paying closing costs on short sales… I could be wrong – but it seems counter intuitive.
As far as the inspection – I’d want to know more details about the pool leak… Is it minor and unlikely to get worse? Is it minor – but as water seeps through and finds the path of least resistance – likely to get worse? Is it already a big problem? It’s worth getting a pool expert out who can assess how serious it is and ballpark what it will cost to fix. Same with electrical. We’ve got lots of wiring in our house that wasn’t done by a licensed electrician – but it was done safely and is not a fire hazard.
As far as parasites… Yes – a home purchase generates a lot of fees & commissions for a lot of people. Realtors, title and escrow services, inspectors, mortgage brokers… Since this was a short sale add in short sale negotiator…. Lots of people getting lots of money. But these are one time charges. It will all be over soon.
