I don’t think I have ever said that North County Coast absolutely doesn’t work for me. I said that Scripps is the best for me because we cannot afford NCC or Solana Beach, which is another place where we would like to live and is by FAR the preference of my wife over my selections. I have definitely said I do not prefer places with MR. Also that I am not a fan of Carmel Valley or 4S Ranch. What I have said is that Scripps offers us the best alternative giving the pricing and the location. I don’t think I have ever ever posted that Scripps is the number 1 place we would want to live within the county limits.
However feel free to parse through all of my posts and repost if you like.
We actually went and were going to make an offer on the land opportunity just east of RSF road about 10 weeks ago. You should know that area well but we did not follow through because it has been declared a geo hazard by the city of Encinitas and the homeowners are required to pay the bond on it so we backed off of it. The city of Encinitas is still working out the details to get all of the geologic work done.
Similarly we also look in Solana Beach, Carsbad/La Costa, Encinitas and University City. I did not know I am obligated to post every single area we have looked in. The offers we have made have been in Scripps the past two years and as I said that is So if that is okay just let me know.
Finally what I am calling on are opportunities that are not there. I have actually been tracking the Lone Jack area very closely. Contrary to your opinion I do not consider Elfin Forest to be Lone Jack or comparable to Lone Jack. Nor would I consider it coastal. To further my point, I didn’t insinuate or blatantly say that I know of half a dozen little niches off of Olivenhain that are available. Now I am not saying that you don’t, yet I am saying that as someone who has been tracking this area for something very similar to what this original poster described, I have not come across anything. Now you as a local expert may have, and I am simply calling you on it.
Finally while the original poster mentioned 1.6M I was very specific to identify 1.2M in my post.
So I am just trying to identify what I see for myself and what I am looking for for another client as well who has very specific requests for this area. So no I am not shilling this guy, yet as a realtor who has been performing a very specific search for awhile in this exact area, I don’t buy these little niches that you are talking about in the price range I have mentioned.
