HOA ranges from $80 to $160 depending upon which neighborhood with the higher fees for the gated areas. The $80 would be low if you got something for it other than maintenance of common areas.
Mello Roos range from just under $2000/year to over $5000/year. OUCH!!!
BTW, They already expanded the road out of SEH to the west. Eventually you will be able to get out to the Northeast via Twin Oaks. No help if your commuting South but it might ease up some of the traffic.
