Having spent some time in 4S Ranch, I can definitively say it is a train wreck which has not yet happened. The area up by the new High School is still pretty nice, but the area in the valley is under huge economic strain. Walking around there my wife and I heard no less that three huge marital fights going on in just one mile. Personally I would spend some time up there and forget what the realtors have to say. It is BAD there!!!
