FYI. Here is one I consider a bit of a comp-killer. MLS listing for many weeks. Not a great house – lots of bedrooms, awkward layout, needs updating. But, a big canyon lot in the mountain streets for $395K.
That’s about right. The place I sold for $580K is probably at about $400K – $425K or so now. 25-30% down from peak around here.
Whenever I look at prices, I can’t help but compare Clairemont to Carmel Valley. Same size house on same size lot and same canyon/no canyon setting, with no Mello Roos is about 300K – 400K more in CV than Clairemont. Though, small house on big lot in CV area is tough to find. If I had time, I’d like to build a plot over time of this delta.
