[/quote]The “people” you’re speaking of (professional flipping teams, CD lenders/”investors,” trust deed buyers and sellers, REIT’s, professional buy-to-let investors such as Blackstone, etc) all have their fav title officers (and foreclosure trustees’) telephone numbers chained to their ankles 24/7.
They don’t conduct any RE transactions whatsoever without an up-to-the minute preliminary title report (PTR) in front of their faces and neither should you.
