yes, I do see a lot of migration down into SD, and more specifically CV (hence CV prices never really went down), but we are still more of a secondary destination compared to LA/OC.
per census data SD added almost 90k Asians from 2000 to 2010. that’s almost a 50% increase in 10 years. all Asian groups grew in numbers except for the Japs. If you look at SD population growth, SD grew from 2.8 million to 3.1 million. so essentially almost 1 out of 3 new SD resident over the 10 year period is Asian. I expect that trend to accelerate.
We are essentially 15 years behind OC as far as the Asian migration and influx. I was priced out in OC, but by moving to SD, I’m ahead of the fobbie peril. may be buying investment houses within the 56 corridor is the way to go given the pending invasion from OC, it is inevitable.
