FLU, thanks for bring up Fremont (Mission San Jose) because I used to live near that area in late 90’s and early 00’s. That entire area is so ridiculously overpriced that back then houses were asking in 800K range.
As for top school, the like the Lowell High School in SF where it is only based on academic achievement and not school district or boundary. Driving through there after school is like going to Asia, you see nothing but bunch of Asian nerds.
