What i do is not magic. I follow the market closely and listen to what it is telling me. Most agents, buyers and sellers follow what they hope will happen and dont listen to the market which speaks very loudly. What I do for my clients is simple. For sellers, I provide detailed analysis of what has happened in the past and what is happening right now (I network extensively with other agents and usually know what is coming on the market and ballpark sales prices of properties in escrow). When prices look to be heading up, I have sellers price agressively and let the market catch them. For buyers, I encourage them to buy quicker and not pay $10 to 20K more for the next sale. When prices appear to be heading down, I encourage sellers to price ahead of the trend to get a quick sale. For buyers, I encourage them to continue seeing properties and learn as much as they can while waiting as long as they can. MOre to come soon…
