Could be a bit of both,

Anyway you look at it though they need to build a lot more homes or squeeze a lot more people into the same living space,
(that is the demographics of the situation).

To me a repeat of the 1980’s seems a lot more likely than a repeat of the 70’s.

But that is just my opinion.
