I’m slowly remodeling the whole house. I’m living in there now and do it one project at a time (there’s no rush). The guy I hired has a GC license but I hired him for specific jobs. I also hired HVAC guy to do HVAC stuff and tile guys to do tile stuff. But for the kitchen, it was done by the GC and he coordinate w/ the cabinet people and granite people, since I didn’t have that contact at the time. However, when I remodel my bathroom, I’ll hire the cabinet guy, tile guy, and granite guy separately. It’s much cheaper that way. I also painted the whole house myself. I did a lot of small projects myself. Houses built before 1980 most likely have asbestos, so you need to pay more to have it removed correctly (you should probably look at around $2/sq-ft to have it removed… that was the quotes I got). Since you said your wife might stay at home, that’s perfect scenario to be your own GC. You do the leg work and have your wife keep an eye on the contractors.
BTW, you can replace all the toilets in your house very easily. Just need to buy the toilet from your favorite hardware store.
