We essentially flattened out 2 years ago (after Summer 2004)and did not go directly from + to – unless you are looking at the worthless median stats. As a Realtor who has sold over 40 homes in the last two years I can say that few if any had any appreciation the last 2 years. Several sold for prices this year that were lower than they would have sold for a year or even 2 years ago.
