I think you fail to see that most people don’t care about sweat equity. Hence, move in ready homes and new homes will always yield a premium.
In your book, the Orchard Bend house might be move in condition, but the buyers don’t think so, that’s why it’s selling at such a discount compare to its immediate comps.
