At that much higher no but the point you are not making is that the place was pretty damn rundown and would require some serious money to fix up. Again, compare it to the comps in that very same complex. Just paint a fair picture is all I ask, especially when you want to use one of our flips as an example.
Yes I would agree that with time and patience the original poster can find a good deal. Many buyers here have waited years for that to happen. I am not sure the op is in that same sort of mindset.
