As you can see from my post on 8/25 Spectrum will drop and keep dropping. I cannot answer your question about how low does the complex have to go to be “reasonable”. Reasonable differs for different people. I can say without hesitation that it will go lower though. You can perform a rent verses buy calculation to see what comparable units rent for and then work backwards from a 10 or 20% downpayment purchase to see when the valuations become equivalent. That may be a useful measure of “reasonable”.
