Another stonebridge house closes for $177 per sq ft.

Considering these recent sales, wondering why asking price of this house is $89k more? It shows better than the ones recently sold, but has much smaller backyard. Even though it’s not as close to Pomerado Rd, is it worth $89k more? Comments?
