The jumbo (above 625,500) at sdccu require 25% down. That is going to be a barrier to some folks. 70% LTV if it’s a cash out refi.
The conforming “high balance”(625,500 to 417,001) goes up to a LTV of 95%.
I think the down payment requirements are going to have a much bigger effect than the rates. The rates are super low across the board.
